When buying a home location is what matters most &#8212; and for good reason, too  In fact, the concept of Walk Score was created just for that purpose. Dedicated to the idea that &#8220;less time in the car means more time for the things you love,&#8221;  Walk Score, developed in 2008, has made it easier for home buyers to find a home that is closer to the activities and places they love.  Foster City has a high walk score of 83 so it&#8217;s a good guess that the new bike scores they&#8217;ve just developed, will be just as high. Foster City has no hills, loads of bike paths and is very bicycle friendly.</p>
<p>Providing ratings from 0 to 100 to determine a neighborhood&#8217;s walkability, buyers can decide if the area they are considering is more Car-Dependent, Very Walkable, a Walker&#8217;s Paradise, or somewhere in-between. If you are searching for a home, you will also enjoy visiting tools such as Transit Score which helps in calculating the cost of your commute and the even newer Bike Score!</p>
<p>Bike Score was introduced this week in honor of Bike to Work Week and suggests areas that are best suited and not so desirable for bike riding. Considering such issues as hills and bike lanes, along with &#8220;road connectivity&#8221; and a town&#8217;s biking population, communities have been rated using the same type of scoring system, with 70-100 being named Very Bikeable. Topping that list were Minneapolis, Portland, and San Francisco, seen above in the picture to the left.</p>

If the buyer has a young family, one of these needs is often a concern for safety.  Whether it&#8217;s safety in regards to stability and workmanship of the home, or safety in terms of investment potential, or location, you can bet safety is on their mind.</p>
<p>Child safety may not be something that you think about when preparing your home for sale if you don&#8217;t have babies, but it really does matter in the minds of most buyers. While they won’t expect your home to be outfitted with the latest in baby proofing technology, they will expect some general safety parameters to be followed.  Most safety measures require little effort or cost, but contribute greatly to a sense of well being in the minds of potential home buyers.  Since we live in earthquake country in San Mateo County and the bay area, the same tips for child safety apply to earthquake safety, as well.</p>
<p>The following questions may help your home to be the one considered (at least subconsciously) as a safe place for their future home.</p>
<ul>
<li>Are your floors clean and walkways clear?</li>
<li>Are cleaning supplies and garage materials placed together in a secure or out of reach cabinet?</li>
<li>Are your windows and doors lockable and do your interior and exterior doors shut securely?</li>
<li>Can you replace any corded mini-blinds with alternative window coverings?</li>
<li>Are there modifications needed to fireplace hearths, concrete, or brick work that will make your home safer?</li>
<li>Can you remove or secure any electrical or cable cords and are your electrical outlets in good condition?</li>
<li>Are there areas in your home that can to be fixed or tightened up inexpensively? Children have a way of loosening and removing anything that is not absolutely secure.</li>
<li>Have your knickknacks and fragile items been removed or packed up so that they are not harmed if children attend the open house?</li>
<li>Have you removed or secured all toiletries (ie. razors, medicines and toothpaste) in your bathrooms so they are not generally accessible?</li>
<li>Should you purchase a throw rug to deter the possibility of someone slipping in any area of your home?</li>
<li>Should you restrict shoes if you have hardwood floors?  It is a slip hazard if you require booties on people who refuse to remove shoes, so do you have enough liability insurance, just in case?</li>
<li>If you have a pool or spa, do you have the required number of barriers or gates in place to protect children?</li>
<li>Do you have heavy items secured to your walls?</li>
</ul>
<p>As weird as this will sound, consider having someone crawl through your home on their knees, viewing it as a child might. If something looks enticing or potentially dangerous, eliminate it until your home is sold.  Considering these items will not only help sell your home, it will also help you to rest easy knowing your home and personal items are safe from harm when families view it during the selling process.</p>

<p>It&#8217;s simple economics when supply is low price goes up.  Prices for single family houses in Foster City have gone up.</p>

<p>Inventory is low considering we are at the start of the summer market.  If you list your house today it will be 45 to 60 days before you sell it and move.  That&#8217;s summer time.</p>

<p>Now, if you&#8217;ve read my blog for any time you understand that the Median Market Index says whether we have a buyer&#8217;s market or a seller&#8217;s market and it&#8217;s been a buyer&#8217;s market for several years now, but the line to delineate one from the other is the number 30 and we&#8217;re moving up to that switch very fast this spring. Right now, I&#8217;d say we have a balanced market where neither the buyer or seller has an advantage but that may not last long.</p>

<p>For all of you doubters out there, real estate is still a fabulous investment for your personal home.  You don&#8217;t pay someone else&#8217;s mortgage and provide them the tax advantages.  You buy to plant roots into your community.  You buy to have a consistent monthly payment so you always know what your home will cost.  Tax advantages are great and hopefully, Congress will keep them for us, but even it they don&#8217;t, you&#8217;ll still have advantages when you buy versus rent your home.</p>

<p>Before you start to spring clean, open up the windows so air can circulate throughout your home.  This will help remove any mustiness and you can use candles, essential oils, and other room fresheners to add a pleasant scent to your home.</p>
<p>Look at your walls and surfaces and use a melamine sponge to wipe away anything from soap scum to marker or crayon.  You will be amazed at how easily the dirt is removed with the sponge and a little water.  A popular brand of sponge is the Magic Eraser by Mister Clean, but there are many on the market today that act in the same way.</p>
<p>For the most painless and fast dusting method, use a microfiber cloth to capture the dust most effectively.  Follow up your dusting with a quick run of your vacuum, to clear away any particles that may have settled.  You can also reduce the amount of dust in your home by cleaning any filters on circulation systems in your home.</p>
<p>Remove the dust from curtains in your home by dry-cleaning or washing them (be sure to follow the label instructions) before rehanging.  There are many tools available for clearing dust from other window coverings, so spend a few minutes researching techniques <a href="http://tlc.howstuffworks.com/home/how-to-clean-window-coverings.htm" target="_blank">here</a>, if you have a question about the quickest method.  If you have a shower liner, add it to your laundry load.  Just make sure you allow it to air dry rather than dry in the dryer.</p>

<p>Get to know your neighbors, especially next door and across the street from you. If they haven&#8217;t introduced themselves already, go over and do it yourself.   If there isn&#8217;t a formal Neighborhood Watch program  instituted on your block, this might be a good time to start one. You&#8217;re bound to have a neighbor willing to watch over your home while you are away so make sure you offer to do the same for them when they go away.  Ask them if they&#8217;ll notify you or the police if something alarming occurs while you&#8217;re gone.  Exchange phone numbers and email addresses right then, so you have them in your database.</p>

<li>Remember that a well-maintained and well-lit home with timed lights and motion detectors can be a deterrent, as can loud dogs.  Of course if you have a pet, you&#8217;ll also need to plan for its care while vacationing.  Board your dog, hire a pet sitter, or have your neighbor feed your pets and walk them.  If there&#8217;s a child in the neighborhood who loves pets this is a great short job for them.</li>

<p>A combination of historically low mortgage rates and corrections in home pricing are resulting in the most affordable home market in two decades in San Mateo County. This is great news for home buyers if you are able to qualify for a loan. Stricter guidelines and qualifications make getting a home loan more challenging.  Potential buyers must work with a highly qualified lender to determine their ability to buy a home before setting out to look in person.</p>
<p>The National Association of Home Builders (NAHB) and Wells Fargo Housing Opportunity Index (HOI) report that nearly 76% of new and existing homes sold in the last quarter of 2011 could have easily been purchased by buyers earning $64,200 (the national median income). The previous quarter showed nearly 73% of homes in that range, marking a 3% increase.  Obviously this figure isn&#8217;t what we&#8217;re seeing in our home territory, mid-San Mateo County.  We are seeing home prices beginning to move up once again because of a shortage of homes for sale in our immediate area and income needed to buy these homes is well above the national median.</p>
<p>Here are some stats just about San Mateo County and specifically from Burlingame to Foster City.  Hold on to your hat because the pictures are pretty but the data is alarming once it&#8217;s explained to you.</p>
<p><a href="http://wilkasgroup.com/files/2012/02/YTD-inventory.png"><img class="aligncenter size-full wp-image-20344" title="Inventory of homes year to date" src="http://wilkasgroup.com/files/2012/02/YTD-inventory.png" alt="" width="582" height="574" /></a>Let&#8217;s start with inventory right now in the first two and half months of 2012.  Real estate is often spoken about in absorption rates or the number of homes for sale versus the number of days it takes to sell them.  Right now we have 3.5 months of inventory on the market in our four cities.  That means if no other homes were listed it would only take 3.5 months to absorb these homes leaving nothing for anyone else by mid-June.  Those are not healthy numbers because there are far more people looking to buy a home in our area today than there are homes to buy.  That means prices rise but it may not mean that they appraise because the market moves up without comparison houses for the appraiser to use.  This chart shows only 820 house for sale during this time.  If you&#8217;re thinking of listing your home for sale, now is the time to do it, for this reason alone.</p>
<p>Here&#8217;s what it&#8217;s looked like the past 3 years when we were hearing almost daily that there was a flood of homes for sale.  Not necessarily the case when you drill down to local levels.</p>

<p>The highest inventory of homes for sale in our four cities between January 2009 and today was in February 2009 with 6.8 months of <a href="http://wilkasgroup.com/files/2012/02/Inventory-3-yrs.png"><img class="alignright  wp-image-20345" title="Inventory 3 yrs" src="http://wilkasgroup.com/files/2012/02/Inventory-3-yrs.png" alt="" width="205" height="235" /></a>inventory and the lowest, December 2009 with only 2 months.  So you say, where&#8217;s the hidden inventory we keep reading about in the press?  I don&#8217;t know.  I&#8217;m not sure it really exists here, although I&#8217;m sure there is some.  Here&#8217;s the chart showing you the data where it&#8217;s easier to read and you can see for yourself.</p>
<p>This data came from our local Multiple Listing Service so it is market specific. Interest rates have been at record lows and change weekly on 30-year loans with Freddie Mac reporting an average of 3.87%. 15-year loans were averaging 3.16%.</p>

<p>What does it mean to build &#8220;green&#8221;?  This term is being used more and more today and its meaning is really rather confusing to most of us.  Is it building with special materials by reusing recycled material such has lumber?  Not using certain kinds of glues in building or manufacturing?  What about inside the house such as your heating or cooling system?  Can you go green there?  How about changing your flooring, windows, walls?  All of these can be considered &#8220;green&#8221; according to CalRecycle.</p>
<p>You can embrace a &#8220;green&#8221; lifestyle and learn about the latest projections pretty easily. &#8220;Green&#8221; remodeling is a growing trend in the real estate industry.  In fact, McGraw-Hill Companies, revealed last month that 17% of residential home building in 2011 was due to eco-friendly homes and upgrades. Rates here on the West Coast, in North Midwest, and New England have experienced even stronger growth.</p>
<p>This number is anticipated to continue to rise to five times that rate in the next five years with over 30% of &#8220;green&#8221; home building being forecasted for 2016.  Beyond 2016, builders believe that over 90% of their projects will be &#8220;green.&#8221;  Home buyers are seeking earth-friendly features in homes for sale, so home sellers and remodelers should take note of these statistics. Renovation work has also increased in recent years, most likely due to the shifting economy, and builders report that home remodels make up over 60% of their business, according to the recent McGraw-Hill study done in conjunction with National Association of Home Builders and Waste Management.</p>
<p>So, home owners and those looking for new homes with eco-friendly perks, have the &#8220;green&#8221; light!  Almost half of all US builders (46%) have begun marketing their &#8220;green&#8221; services and are becoming well-versed in determining the best needs and options for their clients.  As builders become more familiar with the processes involved with earth-friendly materials, consumer cost has decreased as well, making it a great time to upgrade your home whether you&#8217;re going to be living in it for a while or put it up for sale. The benefits of making these eco-friendly measures are huge.  They can include reducing energy costs, reduced waste, improve your health and productivity and give you a better quality of life, and the big one in my opinion, feeling you&#8217;re giving back to society for the greater good of all of us.</p>

<p>Finally, a website has come along that aggregates demographic data including census data, and research data to provide a picture of a community.  Take Foster City for instance.  I ran a report on this city and some of the information being provided includes General Lifestyles, Neighborhoods, Schools, and Crime.  The website is <a href="http://picketreport.com">PicketReport.com</a> and as someone who has always loved data, this site is cool.  The picture on the left is a heat  map of the demographics in our immediate area.</p>
<p>According to the PicketReport, Foster City is made up of Flourishing Families (affluent middle-aged families and couples earning prosperous incomes and living very comfortable active lifestyles).  Foster City has a high walk-score, high school scores, and almost no crime.  Now, this is a lot of the data I can legally give about Foster City and do, but it also drills down further about the demographics, which is the stuff I can&#8217;t legally give.</p>
<p>If you&#8217;re a data wonk, and want to know more about the communities around Foster City such as San Mateo, Hillsborough and Burlingame, this will give you the info all in one place.  You will love this site if you are in marketing.  It&#8217;s not 100 percent accurate but it does give you an idea of what our communities are all about in one place.  The ask you to sign in but if you register I don&#8217;t see any value to you as the end user.  You can get your snap shot of the zip code you&#8217;re interested in without registering.</p>
<p>It&#8217;s a free service and you can get the information by zip code just keep in mind it isn&#8217;t totally perfect.  Then again, almost nothing is perfect, is it?</p>

			<content:encoded><![CDATA[<p><a href="http://wilkasgroup.com/files/2011/10/postal-logo1.png"><img class="alignleft size-full wp-image-19982" src="http://wilkasgroup.com/files/2011/10/postal-logo1.png" alt="" width="200" height="35" /></a>According the the 2010 Census there are 30,567 residents living in Foster City.  Foster City doesn&#8217;t even have it&#8217;s own zip code, making it the largest city in San Mateo County without its own zip code.  Why then does the US Post Office no longer wish to deliver mail through the post office in Foster City when there are that many residents there?   Why did someone arbitrarily decide that a city of this size doesn&#8217;t matter and in order to save money this city would be reduced to a town the size of, say Hillsborough, with only 9200 people and no post office?</p>
<p>If you live in Foster City you know your City doesn&#8217;t show up as Foster City in many web sites when you go to order products online.  You input 94404 and up pops San Mateo.  We don&#8217;t live in San Mateo, we live in Foster City.  Sure we&#8217;re 1/3 the size of our sister city but we are own municipality and when other cities within this county, with smaller populations, have their own Zip Code and Post Office,  we&#8217;re being treated like third-class citizens.</p>
<p>Do you realize that you now must must go to San Mateo to do any postal business with the exception of mailing out packages?   All mail is now going out of the Delaware Street post office in San Mateo for Foster City mail,  making more work for the workers there so they don&#8217;t have time in the day to deliver our mail as regularly as it used to be delivered.  The local Foster City delivery people have been &#8220;repurposed&#8221;.   Expect to stand in long lines at the San Mateo post office if you hold your mail when you travel.  Plan on hours and hours of delay.</p>
<p>If you&#8217;re finding that your mail deliveries have been coming at different hours of the day, or on some days, not coming at all, this is the reason.  Sure the US Postal Service is having financial difficulties and they need to streamline processes but is this the way to do it?  How many other cities in San Mateo County no longer have post offices providing full services?  How many other cities of the same size as Foster City do not have their own Zip Code?</p>
<p>If you live in Foster City and want things to change you need to contact <a href="http://speier.house.gov/">Jackie Speier&#8217;s office </a>and tell her how you feel about this.  Contact her by email or phone: (650) 342-0300.  It&#8217;s also time for the <a href="http://www.fostercity.org/city_hall/council/">City Counsel of Foster City</a> to demand some changes.  Are you as mad as I am?  If you are, let&#8217;s do something about this!</p>

<p>Foster City is the perfect commuter&#8217;s paradise.  Right in the middle of the Peninsula and equal distant to the San Francisco or San Jose business communities.  Add it the San Mateo-Hayward Bridge that lands in Foster City and one can commute anywhere in the Bay Area with ease.</p>
