The median price for a San Mateo house selling in 2011 was $805,138.  That’s for the city of San Mateo not the county.  The median price for all of California homes sold in December 2011 was $304,770.  The 2011 statewide median prices haven’t been published yet, but this is a good number for comparison.  San Mateo County is unique to California.  It’s unique to the US housing market.  It is not what you are hearing about on television, from the radio, on the internet or in print whether that’s a newspaper or magazine.

• The average price of a housing being listed in San Mateo was $839,380
• The average list price, which is the last price in the MLS when an offer comes in was $819,414
• The average sale price was $807,135.
• The most expensive sale in 2011 was $3,330,000
• The least expensive sale in 2011 was $257,250.
• The sales prices were averaging between 96% and 99% of the list price.

Why is this happening here and not other places in California?  There are a couple of reasons.  San Mateo County has little land for housing but lots of vacant land.  It’s built out and sits between San Francisco and Santa Clara Counties.  We have a vibrant tech community and businesses are generally doing well.  There is a shortage of housing here, and always has been.  If you want to live here you pay more to do so.

The condo market in San Mateo is large and prices vary significantly from entry level to luxury for people down sizing.  There were 317 condos or townhouses sold in 2011 in San Mateo.  Because of the way the Multiple Listing Service combines townhouses with condos, not everything is truly a condo in the 317 count.  Many of these may also be townhouses that sit on land that is owned by the homeowner and not part of a condo community.

It took an average of 102 days to sell one of these homes (condos and townhouses).  This is considerably longer than other communities in our area and that’s likely due to the shear number in the city as well as the larger number of entry level units.  Condos generally take longer to sell in comparison to either townhouses or houses.

• The average price was $389,705 and the median price was $340,000
• The most expensive condo was $1,378,000 and there were 2 others that sold for over a million dollars
• There were  5 that sold between $800,000 and $1 million
• The average sold price for the city was $390,263
• The sales prices were between 92% and 96% of list price but we did see some sell above asking price

We’re here to tell you more about our local real estate market and tell it like it really is.  Are there bargins out there?  Well, if you search hard enough, you do see a few.  We are seeing short sales but there are few bank owned out there and when the bank owned properties do come on the market the banks are now fixing them up and pricing them at market price.  It’s very hard to find a real deal in our area.  It’s not something you can do without the help of a seasoned Realtor so give us a call and talk with us about your wants and needs and let us help you.

Above all else, you must be pre-approved before starting your buying process.  The banks are making everyone jump through hoops so be prepared and be ready.

The housing market  has improved over the past year, which is great news for current homeowners and people looking to buy today.  Altos Research showed that last week prices had a dramatic spread, from a low of $249,000 to a high of $3.8 million.  Believe me when I tell you that $249,000 house is tiny and in a rather bad location, but it’s a stand alone house built in the 1930′s when it once was a darling home.

Here’s the snapshot of last week’s condo and townhouse  listings in San Mateo.  Like the houses, prices vary dramatically from a studio apartment to a glamorous high rise condo with views forever.

Here’s the MLS report I’m doing this year for San Mateo.  The market is warming up and prices are too.  San Mateo County has a housing shortage and rentals are being snapped up and rents are rising dramatically.  If you think you can’t afford to buy you may be surprised that you can.  We can help you figure that out pretty quickly.  Why pay someone else’s mortgage when you can take advantage of the tax advantages home ownership offers?

San Mateo’s Eggstravaganza

This is the premier hunt in the County and the oldest one, too.  This will be the 34th year it will take place. It’s held at Central Park at El Camino Real and 5th Avenue beginning at 9 AM and running until 1 PM.  Start your day off with their annual San Mateo Sunrise Rotary’s Pancake Breakfast for a cost of $8 per adult and $4 per child and enjoy the fun with a full tummy!  Breakfast is between 9-11 AM.  There are egg hunts for children of all ages beginning at 9:30 AM.  The morning is filled with art and games, a community parade at 10:30, and music by Andy Z beginning at 11 AM and a magic show by Magic Mike at Noon.  Children as young as toddlers can participate in their own hunts but bring your own baskets!

Foster City’s Egg Hunt at Ryan Park

If your children haven’t had enough hunting time head over to Foster City at 1 PM and begin the fun there.  It’s an annual event run by the Foster City Lion’s Club and is on the lawns at East Hillsdale and Shell Blvd.  The egg hunt will be at 2 PM for chocolate eggs.  Bring your baskets and watch the fun.  Your children will leave with a full basket of goodies as well as a visit from the Easter Bunny!

Belmont’s Twin Pine’s Meadow Hunt

Belmont’s annual hunt starts at 9 AM on Saturday.  The hunts will take place for age groups and it’s for children between 3 and 10.  Bring your baskets and let the kids have fun.  It’s free and will take place rain or shine.

Menlo Park’s Easter Egg Hunt at Burgess Park

This hunt begins at 10 AM and runs until Noon. It’s kicked off with a visit from the Easter Bunny at 10 AM  There are hunts for toddler’s under 2 beginning at 10:30; 3-4 year olds at 10:45, 5-6 year olds at 11 and 7-8 year olds at 11:15 AM.  It’s a morning filled with fun things to do from a ride on the Old Tom Fire truck to a photo with the Easter Bunny.  Crafts, and toys will be there to occupy the children while their siblings hunt for their eggs.  Bring your baskets.  Burgess Park is at 701 Laurel Street.

Millbrae’s Spring Festival and Children’s Egg Roll

The Millbrae Rotary is hosting this for Millbrae children and begins at 11 AM until 2 PM with the Easter Bunny, games, face painting, a petting zoo and of course, an Egg Hunt!  Grab BBQ burgers for your lunch as a fund raiser for the mills High Interact Club.  Millbrae’s Rotary Park South Aston and Millbrae Avenue.

Awesome Egg Dive at the Burlingame Aquatic Center

If you’re looking for something different in the way of an egg hunt and have older children this might be fun.  Saturday afternoon between 2:30 and 3:30 PM will be a pool egg hunt where the kids jump into the water for eggs and and then exchange those eggs for prizes. This will take place at the Burlingame Aquatic Center. The competition is for children between 5 and 7 and 8 and 14 and they can splash and swim and have fun.  There is a cost of $6 whether you’re a resident of Burlingame or not.  Parents are encouraged to watch from the bleachers on the pool deck.  The Aquatic Center is at  1 Magnini Way, Burlingame.

The Burlingame Lions Club Easter Egg Hunt and Pancake Breakfast

The annual Burlingame Lions Club’s Easter Egg hunt and pancake breakfast will take place on Saturday beginning at 8 AM.  This is a full breakfast and always well worth it.  Then the hunts begin according to age.  First up will be the toddlers at 9 AM and then up to the older children throughout the morning.  With over 4000 chocolate eggs to be found this will be a fun morning.  The San Mateo Elks Band will be playing during the morning and t local artist and face painter , TwikieDeeStar, will do free face painting for the children.  This will be held at the Burlingame Lions Hall, 990 Burlingame Avenue.

On Sunday, Malibu Castle and Grand Prix has a hunt and entertainment in Redwood City.  Registration begins at 11:30 and ends at 12:45 PM.  The hunt begins at 1 PM.  Face painting, a petting zoo, and of course the Easter Bunny will be there.  There is a charge but this should be fun for all ages! http://www.malibugrandprix.com/site/Redwood/pricing.html?egg#egg

Since I’m starting a monthly trending of what’s happening in the city for both houses and condos, here’s the January snapshot.  I can drill down to neighborhoods for anyone who wants more information but you’ll have to ask me for that.  The average price for a home in San Mateo is $761,599 and for a condo or townhouse is $465,421.

Here is what took place from the first of the year.  There were 109 single family homes for sale and 126 condos or townhouses.  We saw 81 homes and 49 condos or townhouses go into contract and becoming pending sale.  Only 9 homes closed escrow in January and 1 condo or townhouse closed.  This isn’t a worrisome amount because they were under contract at the end of 2010, the slowest period of real estate in the year.

This is the ForeclosureRadar chart for all of San Mateo County foreclosure filings for the past 12 months and you can see the Notice of Default (NOD) and Notice of Sale (NOS) are almost equal.  Unless your head has been in the sand, you’re likely aware that the major banks stopped issuing NOD’s several months ago because of Robo Signing issues.  These issues aren’t totally cleared up the the major banks are gearing up to send out the notices in 2011.  So hold on to your hat when the flurry of NODs hits the mail.  It will be a storm of activity.

Now let’s look at the same data for  the city of San Mateo. It looks a little different than the County’s data.  More activities here but there are NO deals. Those are gone.  You can buy a foreclosed property in San Mateo under market price but not dramatically so.  The banks want to see these properties listed near to market so they can recapture as much of their losses as possible.  One really can’t blame them as they’ve lost billions of dollars due to the stupid  lending programs they pushed, can one?

What this chart isn’t showing you is that there are currently 46 properties in foreclosure in San Mateo, 134 properties that are going to go to auction sometime soon, and 136 properties in pre-foreclosure (those receiving NODs).  These are the hidden numbers for the City of San Mateo today, 450 properties that may show up for sale by banks.  I use the word may because some will find funds to pay the bank back and some will sell on the market before the bank forecloses. These properties are in all of the zip codes for the city of San Mateo and are comprised of condos, townhouses and single family houses.

San Mateo,CA – Foreclosure Filings

Let’s take a look at Burlingame and Hillsborough data.  The two towns are combined because they share the same Zip code and ForeclosureRadar’s data is zip centric for this chart.  NOD’s are up over sales by November 2010.

Now for the hidden numbers for Burlingame and Hillsborough.  Burlingame has 5 foreclosed properties, 22 going to go to auction soon, and 21 in pre-foreclosure, for a total 48 distressed properties.  Hillsborough has 3 foreclosed properties, 11 going to go to auction soon, and 7 in pre-foreclosure, for a total of 21 distressed properties.  In Burlingame there are a few condos in this total but mostly single family homes.  In Hillsborough, all are single family homes of substantial size.

94010 – Foreclosure Filings

Finally, let’s not forget Foster City. It too has had activity this past year.  NODs are up but NOS are down.  For the moment that is.  Foster City has 8 bank owned  properties, 26 going to go to auction, and 39 in pre-foreclosure status, for a total of 73 distressed properties. These properties are made up of condos, townhouses and single family houses.

The big question is what’s coming.  We know of Shadow Inventory, a term for houses that have been foreclosed and are bank owned but not on the market.  The banks are holding them off, for some unknown reason.  Perhaps it’s the same reason they’re giving for making lending so impossibly difficult today.  We also know that prices for the bank owned properties are going up from last year’s incredible bargains.  If you are an investor and have cash, you might do okay, and something pretty good deals.  If you’re the average buyer who still needs a loan, should you try to buy a bank owned rather than a short sale?  I’d go for the short sale right now.  Those prices are generally better, you negotiate with the owner and not the bank but you must be patient and be willing to wait it out for the bank to approve the offer and if there are more loans on the property than the mortgage expect it to take even more time as the listing agent must negotiate with all banks connected to the property.  It can be a great way to get a property under market value today.  As for tomorrow and 2011, my crystal balls are a little cloudy today, like the weather.

Here’s a snapshot of the market over the past two years for our Four Cities.  The charts are for Median Price versus Inventory for 2009 and 2010.  It’s rather interesting to see this snapshot of how the market looked.

Here’s Burlingame.  Median Price 2010 is in Black.  Inventory 2010 is in Orange.  Median Price 2009 is Green.  Inventory 2009 is Blue. A picture is worth a thousand words and as you can see the 2010 inventory is a little higher than 2009 and the median price is down. This, friends, is a Burlingame Buyer’s Market.

Here’s Hillsborough.  Colors are the same as Burlingame’s.  2010 Inventory is substantially higher than 2009 and median price has gone up, a little, but it’s higher than in 2009.  What’s so fascinating about this chart is the dramatic drop in price that took place in 2009 versus 2010, where prices were somewhat stable.  The big ticket homes in Hillsborough, the ones in the $10,000,000 and above range obviously weren’t sold within the past two years or the median price would have been affected. It’s a Buyer’s Market in Hillsborough California.

Here’s San Mateo.  For comparison sake I’m only showing the single family homes.  This is one interesting chart.  San Mateo is the second largest city in San Mateo County.  There are houses at the bottom of the price spectrum and houses as costly as many in Hillsborough.  The Median Price in black for 2010 versus 2009 in green is dramatic and so is the inventory of houses for sale.  In 2009, in blue, versus 2010, in orange.  The selection of houses is large, and the price is down. It’s a Buyer’s Market in San Mateo.

Finally, let’s see Foster City. Like it’s sister cities, the Median Price was substantially lower in 2010 and Inventory substantially higher. It’s a Buyer’s Market in Foster City, too.

What you’re seeing are the actual market statistics for the four Mid-Peninsula we cover.  It’s a Buyer’s Market and there are a lot of great properties for sale.  In fact, as the year winds to an end, each one of these houses is truly on sale.  People listing homes this time of the year want to sell and are willing to negotiate. Negotiation is the key word today.  What the asking price is, isn’t generally what the selling price is.

One score and 19 years ago, 7.63% was the rate on a 30 year fixed, conforming mortgage.  Today, mortgage interest rates sit a four decade low..  The chart below shows the 30 year fixed, conforming interest rate history from 1971—since the Federal Open Market Committee (FOMC) has been tracking this rate—to September 2010.  Source data for this chart can be found at www.federalreserve.gov.

Excluding the high interest era of late 1979 through late 1985, the average 30 year fixed mortgage interest rate during the time period is 7.99%.  Currently, a conforming, 30 year fixed rate mortgage can be had at a 4.00%.  If you are looking to finance the purchase of a home or refinance an existing mortgage, now is a great time to secure your interest rate.

To fully grasp the benefit of securing financing while this low mortgage interest rate environment lasts, let’s compare the amount principal and interest in a monthly payment on a $400,000 mortgage at 4.0% and at 7.99%.

Notice how much more principal applies to the 4.0% mortgage as compared to the 7.99% mortgage; $576.33 vs. $268.94 on the first payment.  The following pie charts show the payment allocation of principal and interest for the full 30 year term of these mortgages.

The 4.0% mortgage reduces the principal balance faster, builds equity faster and ultimately, helps the household build a strong financial foundation more quickly than any other time over the past 40 years.
