<p style="text-align: left">We&#8217;ve completed the second month of 2011 and the Peninsula real estate market is coming to life.  Prices are beginning to rise and, believe it or not, loans are available out there for Burlingame buyers.  One thing is for certain, the historic interest rates for mortgages will not last so if you are even thinking a tiny bit about moving up or down, or buying your first home, don&#8217;t wait.  Interest will go up and your affordability index will go down accordingly.</p>

<p style="text-align: left">We didn&#8217;t see many closed escrows in February but I expect to see a lot of them in March.  It is taking longer to close escrow today.  We see most taking 45 days, even with stellar credit.  Unless you&#8217;re paying all cash, expect it to take more time.</p>

			<content:encoded><![CDATA[<p>We are often asked &#8220;how&#8217;s the market doing?&#8221; when we see old clients.  They&#8217;re curious about their own property values, and assume they&#8217;ve gone down substantially.  Some time they&#8217;re right.  Some times they&#8217;re wrong, they&#8217;re down but no where near the drop they thought.  It depends.  It depends on where they live.  It depends on when they bought.  It depends on many things.</p>
<p>Here&#8217;s a snapshot of the market over the past two years for our Four Cities.  The charts are for Median Price versus Inventory for 2009 and 2010.  It&#8217;s rather interesting to see this snapshot of how the market looked.</p>

<p>Here&#8217;s Hillsborough.  Colors are the same as Burlingame&#8217;s.  2010 Inventory is substantially higher than 2009 and median price has gone up, a little, but it&#8217;s higher than in 2009.  What&#8217;s so fascinating about this chart is the dramatic drop in price that took place in 2009 versus 2010, where prices were somewhat stable.  The big ticket homes in Hillsborough, the ones in the $10,000,000 and above range obviously weren&#8217;t sold within the past two years or the median price would have been affected. <strong> It&#8217;s a Buyer&#8217;s Market in Hillsborough California.</strong></p>

<p>Here&#8217;s San Mateo.  For comparison sake I&#8217;m only showing the single family homes.  This is one interesting chart.  San Mateo is the second largest city in San Mateo County.  There are houses at the bottom of the price spectrum and houses as costly as many in Hillsborough.  The Median Price in <strong>black</strong> for 2010 versus 2009 in <strong><span style="color: #00ff00">green</span></strong> is dramatic and so is the inventory of houses for sale.  In 2009, in <strong><span style="color: #3366ff">blue</span></strong>, versus 2010, in <strong><span style="color: #ff6600">orange</span></strong>.  The selection of houses is large, and the price is down. <strong>It&#8217;s a Buyer&#8217;s Market in San Mateo.</strong></p>

			<content:encoded><![CDATA[<p style="text-align: left">Here&#8217;s a snapshot of what&#8217;s going on in the Burlingame CA real estate market today.  You can tell a lot by the number of houses on the market, or in real estate-speak, the Inventory, then the number of days a house sits on the market.  Burlingame isn&#8217;t at a high for this year because it&#8217;s the middle of the summer but it&#8217;s really up there with 84 houses for sale.</p>

<p>Now let&#8217;s compare the Burlingame Inventory of houses for sale versus the Median Price.  Remember, media price means the middle price, not the average price.  It&#8217;s a great indicator of  the real-time activity of a market.  The Median Price is in orange the Inventory of houses is in black.  We are definitely seeing prices receding from historic highs 3 years ago while inventory has climbed.</p>

<p>Now take a look at the Median Price for homes in Burlingame.  Looking back one year we see the market bottomed in January 2010.  This could have happened for any number of reasons, but probably because we see fewer homes on the market over the holidays and those that are for sale are there because they must be sold and prices reflect this.  It&#8217;s also the best time to scoop up a bargain in real estate.  This chart is showing both the 7 day Median Price, in black, and the 90 day Median Price in orange.  First quarter 2010 was the time to find the great bargains out there.  We&#8217;ve come up since then.  One caution when looking at a chart like this is to be aware that a weekly statistic can be deceiving if there are only a few houses listed that week or sold that week.  The 90 day picture is really a better snapshot of a market.</p>

<p>The Average Days on the market is another indicator of what&#8217;s going on.  When we had a hot market in the mid- 2000&#8242;s, the average days on the market were short.  Today it&#8217;s not, it&#8217;s around 75 days.  Compared to the early part of 2010, it&#8217;s short, since we saw houses languish for several months before selling.  We are really in a normal market for the number of days it&#8217;s taking to have a house sell.  A normal market can take up to 90 days.  This is the New Reality for Burlingame real estate.</p>

<p>The final chart for you is the Market Action Index, or MAI.  This is data the Altos Research had developed to follow the quirks of the market between a Buyer&#8217;s Market and a Seller&#8217;s Market.  They have set the divider of a Buyer&#8217;s Market and a Seller&#8217;s Market at 30.  The closer the market gets to 30 the more balanced a market we have.  Right now, Burlingame is at 17 and is still a strong Buyer&#8217;s Market.  If you have the FICO score, money in the bank and have been pre-approved for a loan, you can find some great houses to choose from.</p>

Prices are trending downward, as the average number of days they sit before going into contract is now 82, and half of all listings have seen price reductions.  Burlingame is still a strong <strong>Buyer&#8217;s Market</strong> and there are lots of houses to pick from.</p>
<p>Prices range from a low of $499,998 (believe me you don&#8217;t want this one) to a high of $6,500,000.  According to Altos Research, the median list price of all homes on the market last week was $1,237,500. Burlingame has fantastic public schools, a quaint downtown and charm galore.  It&#8217;s a desirable town to live in and with interest rates at historic lows, a good time to consider if you can qualify for a loan. <p>Today I&#8217;m introducing Zillow&#8217;s take on Burlingame as additional data for you.  I am always hearing clients talk about Zillow this and Zillow that.  They are getting much better with their data but they are not 100% accurate and you should never use them as the gospel for home values. 			<content:encoded><![CDATA[<p>Last week Altos Research reported that the city of Burlingame, California had 61 properties listed for sale.  That number has been steadily increasing each week so it&#8217;s a good time to find a house in Burlingame, if that&#8217;s your pleasure.  There are currently 10 short sales, too.  The Median priced house was $1,198,000 and we saw a price spread between the low of $529,900 to a high of $2,880,000.  What you get for the Median house is 3 bedrooms and 3 baths, a house that&#8217;s about 66 years old, is just around 2200 square feet and that sits on a 6000 foot lot.  You also get great schools and a beautiful community to live in.</p>

<p>Burlingame is a Buyer&#8217;s market and has been one for a long time.  This week saw a large number of new listings come out, something we haven&#8217;t seen in a long while.  There were 2 houses close escrow last week, and there are currently 23 houses in various levels of pending sale.  The market has heated up now that loans are available at this price level.  The overall price trend has been down from last year but we are still looking at the low million dollar range for a median sized house in Burlingame.</p>

<p>Now that we are in a Spring market, prices will likely move up as demand increases.  Will some of these houses that are currently on the market be short sales if they don&#8217;t sell?  It&#8217;s hard to tell right now.  My lender&#8217;s are seeing many people upside down in their mortgages, and Burlingame likely has their fair share of these people.  Whether one sells or holds out depends on the individual&#8217;s circumstances.  If they have an ARM resetting now, it&#8217;s resetting low so that can buy them a year if they&#8217;re employed.  But, if they&#8217;re among the huge number of people laid off, they will have no choice but to sell.</p>

<p>The question I am always being asked is &#8220;How&#8217;s the Market?&#8221; and if you look at the chart above you can see a snapshot of the Burlingame market from 2005 to today and clearly see the bubble.  A market that is balanced sits at 30.  A market above is a Seller&#8217;s market and below is a Buyer&#8217;s market. Clearly that&#8217;s where we sit today, in a Buyer&#8217;s market and with 61 houses to choose from, you should in theory find a good home.</p>

			<content:encoded><![CDATA[<p>During 2009, Burlingame&#8217;s market was down all year but not dramatically so.  Because Burlingame is a high-end market, it was really struggling the first half of the year with of the difficulty for buyer&#8217;s to get loans.  Unless you had cash you had a hard time finding a lender who would write a jumbo-jumbo loan.  As the chart shows below, you can see when this changed in May, and by July we saw the market heat up with 23 sales.  The same number sold in September, too.  But don&#8217;t get too excited about this because there are still many more houses for sale then selling making Burlingame a Buyer&#8217;s market.</p>
