			<content:encoded><![CDATA[<p>Last week there were <strong>65 homes for sale in San Carlos </strong>ranging in price from a low of $569,900 to a high of $2,449,000.  Obviously, there’s a big difference between those homes not only because of price but size and amenities.  The number of days it’s taking to sell has remained fairly flat at 59.  The homes in San Carlos vary by age, the older ones are found in the flatlands near El Camino and San Carlos’s downtown &#8211; one of my favorite downtowns, if I must say so myself.  As you climb the hills you find newer and larger homes featuring some fabulous views, too.</p>
<p>The <strong>median sized home</strong> is 3 bedrooms and 2 baths sitting on lot between 6500 and 8000 square feet.  This is a bigger lot than most of our local cities, too.  The typical house has about 1800 square feet but a lot of that square footage might have been added on from the original house.</p>
<p><a href="http://www.altosresearch.com">Altos Research </a>says the Market Action for San Carlos sits at 22, making it a <strong>Cool Buyer’s Market</strong>.  The market has been at bottom for some time kind of bouncing along moving up a little and down a little week by week.  Yet prices haven’t dropped but are moving upward once again.  Why you ask?  Too few for sale and those on the market are likely bigger and better, that’s why.  Altos Research did an algorithm change back in October of 2007 and that caused a shift in the Market Action Index, which is why you see the big drop there. Altos REsearch says a Buyer’s Market shifts into a Seller’s Market at the number 30.  San Carlos isn’t too deeply into a Buyer’s Market.</p>
<p>The chart for <strong>Median Price</strong> hit <strong>bottom</strong> in January so you’re too late if you are trying to time the bottom.  Prices rise typically this time of the year and this chart is jumping all over the place but not much has changed over the past two weeks.  The orange line is the 90 day trend and the black is for 7 days.</p>
<p>The final chart here shows the <strong>Inventory</strong> of homes currently for sale and they have climbed significantly over the past two years but really, there are onloy 65 houses for sale in the entire city.  That’s why prices stay up, folks.  Until we see more houses come on the market around here, prices will command high prices.</p>
<p>San Carlos has great weather, great schools, one of my favorite downtowns with free parking, and is an easy commute to the Silicon Valley or San Francisco.  What more could you want?  If you want more data on San Carlos just ask.  We’ll get it to you.</p>

			<content:encoded><![CDATA[<p><span style="font-size: small"><a href="http://www.ci.san-carlos.ca.us/">San Carlos</a> is the final mid-peninsula city we are going to talk about this week.  It&#8217;s a charming town between Belmont and  Redwood City.  What I like so much about San Carlos is its downtown which<br />
is filled with locally owned shops and restaurants.  The train station, sitting along El Camino Real, was built in the late 1800&#8242;s and is a wonderful landmark for the city.</span></p>
<p><span style="font-size: small">Like the six other cities I&#8217;ve written about this past week, they too are at the <strong>Cool Buyer&#8217;s </strong>level in our <a href="http://www.altosresearch.com/">Altos Research</a> report.  The median price of homes for sale last week was at $1,125,000 and the average days on the market was 65.  About a third of the homes on the market have seen price reductions.<br />
</span></p>
<p><span style="font-size: small">San Carlos has two distinct areas.  The older part of town is in the low lands, where it tends to be a little bit warmer in the summer.  The newer parts of San Carlos are up in the hills and many of those homes have spectacular views of the bay.  It&#8217;s not impossible to find property with views of San Francisco to the north and San Jose to the south.</span></p>
<p><span style="font-size: small">The Market Action Index tells us how good or bad a market is by measuring the current rate of sale versus the amount of inventory, and it has been trending down lately and inventory has been climbing.  These<br />
two trends imply a weakening market as there were 68 homes for sale. </span></p>
<p><span style="font-size: small">Buyers should expect to a find reasonable selection in the homes for sale with the Market Action Index<br />
below 30 and San Carlos has only dipped there recently. </span></p>
<p><span style="font-size: small">San Carlos has good <a href="http://www.sancarlos.k12.ca.us/">public schools </a>and has four elementary schools, one public charter elementary school and two intermediate schools. <a href="http://www.seq.org/">High school</a> students either attend Carlmont in San Carlos or Sequoia in Redwood City.</span></p>
<p><span style="font-size: small">Like its sister cities along the mid-peninsula, the commute is easy down to the Silicon Valley or up to<br />
San Francisco.  It&#8217;s home to <a href="http://www.hiller.org/">Hiller Aviation</a> Museum a wonderful place to explore aircraft from the inside out.  Hiller Helicopter Company once built helicopters in San Carlos many years ago. </span></p>

			<content:encoded><![CDATA[<p><span style="font-size: x-small">The final community I&#8217;ll report on this round is <a href="http://www.ci.san-carlos.ca.us/">San Carlos</a>.  It&#8217;s one of my favorite towns on the Peninsula with a vibrant downtown<br />
made up of locally own shops and restaurants.  The community was built up in the low lands before and after WWII.  The homes in the<br />
hills went up in the 1960&#8242;s and later.  There are great views from the hills and the weather is almost perfect because the fog generally<br />
stays up in the hills west of 280. San Carlos sits west of 101 and east of 280.  Belmont is it&#8217;s northern neighbor and Redwood City is<br />
it&#8217;s southern.<br />

<p><span style="font-size: x-small">The highest priced home for sale in San Carlos last week was $2,975,000 and the least was $599,516.  The average days on the market was 60 and there were 58 homes for sale.  The most homes sold last week were<br />
around $1,099,000 and there were 6 that sold.</span></p>
<p><span style="font-size: x-small">Lots are larger in San Carlos than in other communities we serve.  The homes are generally bigger, too.  The  median sized home for sale last week had almost 2000 sq. feet and it sat on a lot likely around 7000 sq. feet or larger. </span></p>
<p><span style="font-size: x-small">San Carlos sits closer to Silicon Valley and the commute south is pretty easy.  The high priced homes sit high up in the hills with panoramic views of the bay.  These are generally newer homes built within the past 10 years.</span></p>
<p><span style="font-size: x-small">The <a href="http://www.sancarlos.k12.ca.us/">schools </a>are excellent in San Carlos.  It has it&#8217;s own elementary school district and high schoolers in the northern part of the city attend<br />
Carlmont High School in Belmont and in the Southern portion attend Sequoia High School in Redwood City.   San Carlos has many<br />
condominiums in the hills and around the downtown area.  Townhouses sit up at the top of the hills off of Cresview Drive.  Many have great views, too.  <a href="http://www.altosresearch.com/">Altos Research</a> provides our data and I am happy to give you regular reports.  Just call us. </span></p>

<p><a href="http://www.ci.san-carlos.ca.us/">San Carlos</a> made international headlines several years ago when one of their City Council members announced he was resigning because he could not afford to buy a house in his home town.  He had grown up in San Carlos but was unable to afford the housing as an adult.  A sad commentary on the affordability index for the San Francisco Peninsula.</p>
<p>The median price for a single family home last week was $1,293,000.  The median house likely has 3 bedrooms and 2 1/2 baths and is about 2000 square feet.  Prices have been trending up for some time in San Carlos but this hasn&#8217;t stopped things.  There were 48 houses on the market for an average of 70 days.  The Market Action Index has been flat recently and the trend is pointing to a weakening market.  But things are always tight on the Peninsula and the local conditions are still slightly in the Seller&#8217;s Market zone<br />
making it a Warm Seller&#8217;s market.</p>
<p>San Carlos has good public schools, an easy commute either down to the Silicon Valley or up to San Francisco and it&#8217;s not far to SFO.  Many of the homes sit in the flats not too far from downtown.  The homes in the hills can have fabulous views of the Bay or hills.  There are condos and townhouses both near downtown and in the hills.</p>
