What’s Going on in the Market with Hillsborough?

Hillsborough, California, 94010, is considered one of the most expensive communities in the country and one of the most expensive in San Mateo County.  Atherton is always in the top three nationally.  Hillsborough is in the top ten.  This beautiful town wends its way up and down
hills filled with trees and amazing  views of the San Francisco Bay.  The lots are large with a minimum half acre mandated.  Homes are generally large and grand in scale.

Last week there were 45 homes on the market with a median list price of $3,499,000.  These were mostly 5 bedroom, 4 bath homes with about 4900 square feet of space.  The least expensive home on the market last week was for $1,950,000.  The most expensive home was $24,500,000.  Prices have been trending downward in Hillsborough the past few weeks and so has the average days on the market, which is now about 114.

Looking at the most expensive quartile of homes last week, we saw a median price of $11,450,000.  There was one new listing and one sale but there are 11 homes for sale in this quartile.  The next quartile, the upper middle, had 11 homes for sale last week, and that included one new listing.  The median price for the upper middle tier is $4,580,000.  The lower middle quartile also had 11 homes for sale including one new listing and its median price is $2,990,000.  The lower tier, with 12 homes for sale, one new listing and two sales shows a median price of $2,347,461.

Hillsborough CA

Hillsborough is now in a cool buyers mode.  It is one of the few places a buyer might be able to play Let’s Make a Deal.  The prices have been
trending in a couple of ways lately with the lower tier and the higher
tiers edging upward but buyers seeking to live in Hillsborough have a
lot of homes to choose from.  Hillsborough offer great schools with top test scores in all three elementary schools and the one intermediate school.  Generally high school students select which of the high schools they wish to attend within the San Mateo Union High School District from Burlingame High School to San Mateo, Aragon or Hillsdale High Schools.

The commute from Hillsborough to San Francisco is generally easy, as is the one down to the northern portion of Silicon Valley.  One usually finds senior executives living in this community because of the ease in commuting.
