If you want to get top dollar for your home when you sell, you must present it like a model home. Buyers don't want to pay top dollar for a home needing repairs, paint and updates. If it needs any work at all, they smell a deal and will offer a lower price. Do the work up front, and get inspections
done prior to listing so you can fix any major issues you aren't aware of.

Think like a buyer, not a seller. Remember, you will sell your current home and then become that buyer! We are not in 2021 and 2022 when homes sold well over list price in almost any condition. Buyers are saavy and will negotiate. If you won't, they'll walk away and you'll sit with an over priced home. You then begin to chase the market and your home has a stigma upon its head. Don't do this. List to your Realtor who knows how to price and list a home in today's market,
